A seller net sheet is a preliminary estimate of what a seller will receive after all closing costs, commissions, and existing liens are deducted from the sale price. It is one of the most important documents for sellers to understand.

What's Included on a Seller Net Sheet

  • Sale price of the property
  • Less: existing mortgage payoff
  • Less: real estate agent commissions
  • Less: title and escrow fees
  • Less: transfer taxes and recording fees
  • Less: any outstanding liens or judgments
  • Less: prorated property taxes
  • Less: any seller concessions
  • Equals: estimated net proceeds

Important Notes

A seller net sheet is a preliminary estimate, not a guarantee. Actual numbers may vary based on the final payoff amounts, actual closing costs, and any changes to the transaction. The numbers on the net sheet become more accurate as the closing approaches.
